Canner Law & Associates, P.C. offers a full complement of legal and closing services for buyers in real estate transactions. As a full service closing firm, we can perform a dual representation of buyers while handling the closing for your lender, and pass the savings along to you!

Our attorneys will first assist you in the early stages of negotiating the Offer to Purchase and the Purchase and Sale Agreement. We will ensure that your deposit is fully protected if you are unable to obtain mortgage financing, if there is a title defect, a failed septic system, or other unmet contingency. We will work to resolve and clear problems that may be found in the title examination. We will procure title insurance for you, and review the deed from the seller to you. As the closing approaches, we will work hand in hand with you to coordinate and represent you during the closing, and we will be there with you to answer questions you might have and resolve disputes that may arise at any time during the closing process.

STANDARD BUYER REPRESENTATION

Review of the Offer To Purchase.
Review and negotiation of the Purchase and Sale Agreement, with a buyer-focused Rider, including all home inspection and contingency issues.
Protection for various contingencies, including mortgage financing, septic/Title V, lead paint, and radon.
Review of the Deed.
Assistance and review of loan commitment.
Negotiation and documentation of any extensions of deadlines.
Full title examination.
Resolution and clearing of undischarged mortgage, liens and other encumbrances.
Issuance of a certification of title.
Procurement of an owner’s policy of title insurance.
Preparation, review and explanation of the HUD-1 Settlement Statement.
Representation at closing. Our attorneys will be right next to you, and will review all of the closing documents and fully explain their meaning and significance to you.
